General rules

Arrival/Departure

  • CHECK-IN: from 16.00 to 18.00.
  • CHECK-OUT: on the departure day, we ask our guests to leave the apartments at 10:00.

Early departure

Customers who for any reason must leave before the end of their booking are not entitled to any refund.

Number of occupants for the apartments

The number of occupants per apartment may not exceed the number indicated on the booking form or subsequently what was agreed upon at the time of booking.Any changes in the number of occupants, animals and camping tends or campers, must be authorized by Management.

Minimum rental period
3 nights for Apartments and Cottage Capanna, only for Villa Miravalle min. 5 nights in high season.

Groups and events
Higher deposit or a different payment policy may apply for groups or events. If you are arriving as a group, please contact us with details.

Covid-19 recommendations

  • Maintain the distance of at least 1.5 mt in shared spaces
  • Where the face mask in shared spaces
  • Before to access in shared spaces please disinfect your hands and where a face mask
  • If you use shared spaces and tools please use the disinfectant product to sanitize the obgects you have used
  • In the swimming pool area please use only and exclusively your assigned sun umbrella and sunbeds

Extra (not included in price)

  • Heating: 2.50€ per m3
  • Extra bed: 30€ per person / per stay
  • Final cleaning:
      • Granaio and Dispensa: 50,00€ 
      • Colombaio, Cantina, Greppia, Arco, corrage Capanna: 70.00€
      • Villa Miravalle: 90.00€
  • Tourist tax: Euro 1,50 adult for first 4 nights, excluding children under 12. Tax must be paid cash – no credit cards are accepted for tax payments.
  • Pets: 50.00€ per stay
  • Washing machine: 2.50€ per usage

  • Bed linen and towels (first set and weekly change)

  • Barbecue and swimming pool

Every apartment has a fully equipped kitchen, bathroom with shower, linens, towels, and flat TV. Please bring your own pool towel.

Booking conditions

  • Your booking may be confirmed by E-MAIL.
  • The reservation will only be valid on receipt of an advance payment of 30 % of the cost of your stay.
  • The Bank details will be provided on request.
  • The balance (70%) will be paid on your arrival by cash or credit card.
  • Unregistered guests may not sleep in the estate without the expressed approval of management.

All bank expenses and commissions are charged to the client.

Reservation Payment

A security deposit of 30% of the total amount is required to confirm your reservation by wire transfer.

The balance of the reservation is required on the spot at your arrival with possible extra costs (extra not included in the price). The Payment of the balance on the spot can be made in the following ways: Cash, Bank Transfer, Master Card, Visa.

Cancellation Policy

Up to 30 days prior to arrival the deposit is refundable (minus bank transaction fees). After 30 days before arrival the deposit is non-refundable.
The payment of the balance will be request the day of arrival by cash or credit card.

Cancellation Policy due to Covid-19

Since the world health situation is constantly changing, in case of restrictions due to covid-19 in the country of origin or in the country of destination the guest has the right to cancel the contract with a full refund.
